Our Sealcoating Process

Typically, it should be viewed as a preventative maintenance measure when the asphalt is first put down for a new driveway or parking lot. This is because there are inevitably small gaps, typically due to very small groups of air bubbles, that with time and exposure can lead to cracks in the surface. Sealcoating helps fill in those small gaps and keep the underlying asphalt protected from exposure to the elements and routine daily use. In this post, we will discuss our process for sealcoating.

Our sealcoating process starts with a careful assessment of the condition of your asphalt. In order for the sealcoating to remain an effective barrier, we need to ensure that there is no serious damage to the underlying asphalt. After our assessment is complete, we will thoroughly sweep the area and ensure that any water sources such as hoses and sprinklers are shut off.

Our next step of the sealcoating process involves repairing any damage that we noted in our initial assessment. This repair process includes crack filling and light pothole repair. These repairs have to be made in order for the sealcoating process to fully adhere and remain a longstanding protective barrier for the asphalt.

The last step of the process is to mix our sealcoating ingredients and apply the sealcoat applications. Careful attention is paid to any buildings or structures to ensure a clean application. Our team knows the appropriate thickness and application timings to ensure a long lasting barrier. Afterwards, we will perform a final quality check and a thorough cleaning of the asphalt.
