When Should You Opt For Parking Lot Repair vs Repaving

Over time, exposure to the elements and daily use will cause damage to a driveway or parking lot. In this month’s post, we will discuss when it is time for parking lot repair or replacement and how this determination is different for residential driveways and commercial parking lots.

The constant freeze-thaw cycles and the thousands of pounds of metal moving over a driveway or parking lot every day are inevitably going to damage it at some point. Potholes can be temporarily fixed using a patching material that tamps down to be even in height with the rest of the asphalt surface. These fixes are always temporary because water will seep in between the old and new material and start to open up the hole again. When considering temporary repairs like this, there are different considerations to take into account for driveways and parking lots. A residential driveway is a considerably smaller surface and sees far less traffic than a commercial lot, which will cost much less to repave. Commercial parking lots typically have more substrate and foundations which are designed for their specific purpose. With that in mind, commercial lots can be repaired with greater frequency before requiring a full or partial replacement.

Typically, if a residential driveway has recurring cracks wider than 1/4 inch that stretch across a significant portion of the surface, or if there are potholes more than six inches in diameter and 2 inches deep, then there are likely issues with the driveway substrate. This is an indication that the best course of action is to replace the driveway as the necessary repairs will quickly exceed the cost of replacement, and the inevitable replacement may become a more expensive project as the damage under the surface worsens.

With a commercial parking lot, there are cost ratios that need to be considered more than anything else. If there are only a couple of confined spots that are having recurring issues with potholes or deep cracks, then those sections can be independently replaced rather than taking on the cost of replacing the entire lot. However, if there are signs of potholes or deep cracks across a significant portion of the parking lot surface, the cost to make temporary parking lot repair will very quickly go over the cost to replace the asphalt. Any damage is further exacerbated by the heavy traffic that commercial lots see on a daily basis, resulting in more frequent temporary repairs.
