How Often Should I Be Sealcoating My Commercial Parking Lot?
A typical sealcoat application (when done correctly) should last at least three years for an average commercial parking lot. However, how frequently a commercial parking lot should undergo sealcoating is dependent on a myriad of different factors. Typically, the factors that affect the longevity of commercial parking lot sealcoating applications are the quality of pavement sealer, the number of coats applied, the amount of daily traffic, and the impact of the geographic area.
The quality of pavement sealer has a direct impact on the longevity of a sealcoat application. If the sealcoating mixture is watered down, mixed improperly, or otherwise poorly manufactured, mixes will lead to an imperfect surface coating. This will cause a drastically reduced life expectancy for the sealcoat, which will lead to more frequent resealing. Another related variable regarding the sealcoating itself is how many coats are applied to the asphalt surface. The less sealcoating material used to cover the area, the less it will be able to withstand the elements and traffic.
The amount of daily traffic a commercial parking lot endures is also a very important determining factor of how frequently it will need to be resealed. A high-traffic parking lot will inevitably wear down the sealcoating layers faster than a low-traffic area.
